General Terms and Conditions
§1 Bookings (by phone, via fewo-direkt.com or through the website www.hotelcomenius.de)
(1) By clicking the booking button, you confirm the reservation of the selected accommodation at the specified price and for the chosen period. The landlord is Community Hotel GmbH, Paul-Schneider-Str. 17, 14513 Teltow. After booking, the guest/tenant will receive a booking confirmation by email. The landlord rents the accommodation described in the booking confirmation to the tenant, including full identification details (ID card/passport, bank account or credit card information), duration of the contract, number of people staying in the accommodation, total price and its components: individual overnight rates, cleaning fee, city tax, means of payment and method of payment.
(2) The tenant fully accepts the house rules and the conditions outlined in §4 Liability and Obligations of the Tenant. The house rules attached to the contract apply.
(3) The accommodation is fully furnished and rented as described in the listing. All furnishings are the property of the landlord and are in the tenant’s possession for the agreed rental period. The tenant assumes responsibility for the care and maintenance of the property and inventory (e.g., proper use of furniture, washing dishes, and waste disposal).
(4) The tenant will receive house/apartment keys for the duration of the stay. Any loss or damage to the keys or locking systems will be charged to the tenant.
(5) Check-in is from 2:00 PM on the day of arrival.
(6) Check-out must be completed by 10:00 AM on the day of departure.
(7) We will try to accommodate reservation changes, but we reserve the right to decline such requests.
§2 Payment
(1) The rental price corresponds to the total amount stated in the booking confirmation. This includes the one-time final cleaning fee for the entire rental period.
(2) Payment is primarily made via the credit card you provided. The full amount is charged at the time of booking. If the payment cannot be processed or the credit card is invalid, Community Hotel GmbH reserves the right to cancel the booking.
(3) Alternatively, payment can be made by bank transfer or via PayPal, provided the tenant has requested and received written approval from the landlord, along with payment instructions.

§3 Cancellations
(1) The following cancellation policies apply to direct bookings made by phone, via fewo-direkt.com or through www.hotelcomenius.de:
– Cancellations up to 14 days before check-in are free of charge.
– For cancellations made 14 days or less before check-in, only the cleaning fee will be refunded.
(2) If the tenant terminates the stay early, they remain liable for the full rental amount.
(3) Cancellations must be submitted in writing. The date of receipt by the landlord determines the effective cancellation date.
(4) For bookings not made via phone or through www.hotelcomenius.de, the cancellation policies of the respective platform apply.
§4 Liability and Obligations of the Tenant – House Rules
(1) The rental property, including all furnishings and items within, must be treated with care. The tenant is responsible for ensuring that accompanying or visiting persons also act with care. The tenant is fully liable for any damage caused by themselves or by their guests.
(2) Any defects noticed upon moving in or during the stay must be reported to the landlord immediately in an appropriate manner. If a defect is not reported immediately, the tenant loses the right to compensation or a price reduction. This applies especially to damages reported only after departure, which could have been resolved in a timely manner.
(3) The rental property is strictly non-smoking. In case of violation, a penalty of two days’ rent will be charged.
(4) The tenant is responsible for disposing of their waste before departure. Waste disposal facilities are available in the back courtyards.
(5) Pets are not allowed. In the event of a violation, the tenant bears the full cost of allergen cleaning of the property.
(6) A fee of €100 will be charged for lost keys.
(7) Quiet hours begin at 10:00 PM. Parties are not allowed. In the event of disturbances, the landlord reserves the right to exercise their householder’s rights and evict guests from the property.
(8) The tenant agrees to comply with the house rules stated herein.
§5 Written Form, Severability Clause, Updates
(1) Amendments and additions to this contract must be made in writing. This also applies to changes to this written form clause.
(2) If any provision of these terms is found to be invalid or unenforceable, it shall be removed without affecting the validity and enforceability of the remaining provisions.
(3) Should individual provisions of this agreement be or become invalid or unenforceable after the contract is concluded, this does not affect the validity of the contract as a whole. A valid and enforceable provision that comes closest to the intended economic purpose of the invalid one shall replace it.
(4) If you enter into this agreement with someone not residing in your country, the contract shall be governed by the laws of the Federal Republic of Germany, with Potsdam as the place of jurisdiction.
(5) We may update these terms and conditions at any time without prior notice. Any changes will be published on the hotelcomenius.de website or via related services and take effect immediately upon publication. By continuing to use hotelcomenius.de after the changes are posted, you agree to the updated terms and accept them as binding. If you do not agree with the revised terms, you must stop using hotelcomenius.de immediately.
